We review our Terms and Conditions documents on a regular basis to make sure that they are still very relevant, include any new legislative requirements and can be understood without the need to have a PHD in Law!

Energy Performance Certificate 

 
The certificate lasts for ten years and can be passed to a buyer, remaining valid provided no substantial changes are made to the building (such as boiler replacement, fitting of new double glazing units etc.) Where such changes have been made the new EPC need only be carried out when the property is once again to be marketed. 
 
It is a legal requirement for all tenants to be given a copy of the EPC certificate as soon as they take up tenancy – a requirement which we at Strawberry ensure our landlords adhere to. 
 
If you are a home-owner and are unsure about the presence of an existing EPC at a property Strawberry can help. We have access to the EPC register and can download a new certificate or, in cases where one doesn’t actually exist, we can arrange for a new survey to be undertaken upon your behalf. Upon receipt of payment our EPC assessor will be instructed and the survey will be completed within 48 hours – well within the 1 week legal allowance for a property on the market.

There are the more obvious areas such as financial planning, insurances, legal services etc. which might immediately come to mind however It may also be that you have some last minute jobs which you've just not had time to finish off and you could do with a bit of help.  
 
A small investment to make a particular area of your property look its very best can often reap rewards when it results in a much more generous offer. Perhaps the addition of another bedroom or even a second or third bathroom could significantly increase the value of your home. Regardless of project size we are at hand to advise and to put you in touch with the kind of contractors who can make it all as stress-free as possible.
